1.HOW SHOULD I PREPARE MY

HOUSE BEFORE SELLING IT?

First impressions are the most important thing when marketing your home. But don’t worry! We’re the experts and we’ll help you. When we show up to your home the first time you don’t have to do anything special because photos aren’t being taken until after you decide to list with us. You’ll give us a tour, we’ll dig deep into the details of your home, and then we’ll offer our suggestions prior to listing. We have home staging professionals on staff that we will send to your home with your permission. And, we have checklists for you to work through to ensure your property looks its best to maximize its exposure to the market. 

2.SHOULD I ORDER A HOME

INSPECTION?

Let us help you decide after our initial visit to the home prior to listing. In most cases it’s not a bad idea to order a pre-sale home inspection. However, it may not be necessary. A lot of home buyers will likely want to do their own home inspection with the professional that they choose. In any case, even with new homes, home inspectors will find something that needs addressed. So, it’s not always a necessary task to complete prior to going on the market. 

3. HOW LONG WILL IT TAKE TO

SELL MY HOME?

Every home is different and the time on market weighs heavily on a number of factors including price, location, condition, interest rates, type of market, and the desirability factor of your home. On our initial visit we’ll have market statistics available for you so you can see what the market looks like for a property like yours. You’ll know every detail about how and why we’re in a market like the one we’re in now. And how and why we came up with the range of values for your home.

4. IS THERE A REASON MY HOME’s

ASSESSED VALUE DIFFERS

COMPARED TO THE MARKET

VALUE?

An assessed value given by a public tax assessor is for tax purposes. The fair market value is an agreed-upon price between a willing and able buyer and you, the seller. There will typically be a difference in these numbers, and it can feel like a double-edged sword. If the assessed value increases so will your taxes. On the flip side, selling the house it can help boost its value. 

5. ARE REAL ESTATE PRICE

NEGOTIABLE?

Depending on what type of market we’re in, yes. A heavy seller’s market makes it a little harder to negotiate the price. On the flip side, in a buyer’s market you’ll typically see more wiggle room in prices. Also, a huge factor of this is the agent’s ability to market your property. 6. ARE YOU A PART-TIME OR FULL-

TIME AGENT?

The agents on my team are full-time agents with a phenomenal full-time staff. You’ll easily find part-time agents willing to take a huge discount on their commission, but they’ll be far less experienced to negotiate the best deal for you. And if an agent is quick to reduce their pay, showing you how hard they’re willing to work for their own money, what will happen when you ask them to work hard and negotiate on your behalf? They’ll give it away faster than they did their own, that’s what will happen. Top companies in the world pay hundreds of thousands of dollars for top negotiators for a reason. 7. HAVE YOU SOLD HOUSES IN

We’ve sold hundreds of homes since we started as a team in 2018 and in every price range in our Northwest Arkansas market. We’re quite familiar with selling small lots for a few thousand dollars and in our luxury market. 8. CAN I SEE YOUR REAL ESTATE

LICENSE?

Yes! I’ll always have my pocket card with me at anytime you’d like to see it. The state of Arkansas requires that our licenses are on display in our office for the public to see at anytime during office hours. Feel free to ask in advance if you’d like to see a copy at our appointment. 

9. DO I WORK WITH YOU DIRECTLY

OR WITH YOUR TEAM?

Yes, you would have me directly as your agent if you chose to list with me, or any other agent you choose, and we’ll be your point of constant contact. We don’t “pass the buck” to someone else as far as your agent is concerned. We do have staff to help with paperwork and our marketing processes, but you’ll always have your agent from start to finish for all your needs. 

10. WHAT ARE YOUR LISTING'S

AVERAGE DAYS ON THE MARKET?

Our average days on market is consistently 10 to 15% lower than the average agent in Northwest Arkansas. We will have those up-to-date statistics printed directly from our Multi-Lising Service so you can see first hand well our marketing does compared to most others. Not only that, when you choose to list with us, you’ll receive weekly reports that will provide all traffic stats on top sources your property is being listed.
